Buying Process

Buying a home or any sort of real estate is a big deal! It can be overwhelming and confusing. Allow us to ease some of the overwhelm and show you what it will look like as we work together.

Consultation

Here is where we will get to know more about you (online or in person), what you are looking for, where you’d like to buy as well as understand your current budget and other important details!

Lending / Pre-Approval

Next, let’s get you pre-approved. Don’t know a lender? No worries. We have amazing, trustworthy lenders that we are excited to connect you with!

Search and Show

After you have been pre-approved, we will begin searching the market for your ideal home! When we have found some options that align with your ideal price and home, we schedule showings that work best for you.

Offers, Negotiation, and Deposit

This is an exciting step because it means you’ve found something you love so much, you are ready to put money on it! We will guide you through making an acceptable offer as well as any necessary negotiations. At this point, your deposit will be collected.

Inspections and Appraisals

We will assist in scheduling inspections! Just a heads up, negotiations can occur after the inspection. If needed, of course. From there, we will schedule an appraisal ( unless you are making a cash offer).

Closing

We will be in constant contact with your lender and the listing agent regarding closing to ensure everything runs smoothly. When all purchase agreement requirements have been met and your lender gives us the green light, the closing will be scheduled. We will connect with you our incredible vendors and assist with setting up homeowners insurance too.

Selling Process

Listing Appointment

Here we will meet you to discuss price point and based on market research, we will support and guide you to an appropriate listing price as well as determine what features your home and neighborhood have to offer.

Recommendations / Repairs / Staging

We will do a room by room walkthrough, and give recommendations for best return on investment. This part of the process is meant to tidy, deep clean and de-personalize the home before going on the market.

Marketing / Pricing

We will coordinate professional photos and videography to be taken of your home to ensure optimal exposure and leads, at the highest price.

Show / Sell / Offer

Now, we show ( online and in person). Our team will ensure your listing is on the market and proceed with scheduling showings and an open house that work for you. We will manage any and all offers that are made as well as negotiate with agents to guarantee you get the best deal.

Inspections and Appraisals

Buyers will proceed with their inspections and appraisals will follow. Our team will handle renegotiations if they present themselves.

Closing

Once we receive the green light from the buyer’s lender that their loan has gone into the final underwriting stage, we will proceed with scheduling a closing meeting. This is where keys will be transferred (unless there is an occupancy period).
